This house is certified as being structurally sound via a Certificate of Structural
Adequacy (CSA), as provided to the current owner by Crawford and Company. This
certificate can be transferred into the name of the new buyer at no cost to them, if
requested.
Prospective buyers are to note that subsidence at the back of the property was
identified between 2021 and 2022, at which point an insurance claim was raised.
Following investigations and mitigations, the cause was identified as clay shrinkage,
due to trees on and over the property boundary. The tree and large plants on the
property boundary were removed by arborists. The other implicated tree is a large ash
belonging to the local authority, over the property boundary. The local authority’s
insurers have investigated and installed a root barrier.
The insurers and their agents have completed monitoring and surveys of the house in
excess of one year and have determined the house is no longer moving. This means
the underlying cause for the subsidence has been fully and adequately mitigated.
